Before you get in touch
What areas do you serve?
Marietta and Cobb County, plus Fulton, DeKalb, Cherokee, Gwinnett and Forsyth. In practice that covers most of Metro Atlanta, including Johns Creek, Alpharetta, Roswell, Sandy Springs, Smyrna, Kennesaw and Woodstock. If you are outside that area, ask anyway and we will tell you honestly whether we are the right appraiser for it.
How much does an appraisal cost?
It depends on the property, the intended use and the effective date. A standard residential appraisal on a conventional home costs less than a retrospective valuation of a unique property for a contested matter. We quote a fixed fee before any work begins, so there are no surprises, and we will tell you if the assignment is more complex than you expected.
How long does it take?
Typical turnaround is 2-3 business days after the inspection. Retrospective assignments, land, and unusual properties take longer because the research burden is heavier. We give a realistic date at intake rather than quoting the standard timeline and then missing it.
What do you need from me to get started?
The property address, what the appraisal is for, and who will be relying on the report. For a retrospective assignment we also need the effective date in writing. For land, any plat or survey you have. That is usually enough to quote scope, timeline and fee.
Do you work directly with attorneys and CPAs?
Yes, and it is usually the better arrangement. Naming counsel or the accountant as intended users at intake means they can rely on the report directly rather than working from a copy scoped for someone else. We are glad to speak to them before the engagement starts.
Do you offer rush service?
Often, depending on the assignment and the schedule. Court deadlines and closing dates are real constraints and we would rather know about them at intake than halfway through. Ask when you call and we will tell you straight away whether the date is achievable.
